Henderson Warnock provided full MEP consultancy services to support the refurbishment and repositioning of Mar Hall Golf & Spa Resort.
The commission began with an independent technical peer review of the existing building services, followed by refurbishment design across key hotel areas and the development of a site-wide utilities masterplan to support future growth.
Working within a live five-star hotel environment, the approach combined technical rigour with operational sensitivity.
Technical Due Diligence
An early-stage peer review assessed the condition, capacity and compliance of existing mechanical, electrical and public health systems.
This included:
Plant and distribution network assessment
Capacity and resilience analysis
Compliance review against current standards
Energy performance and efficiency opportunities
The findings informed refurbishment priorities, investment planning and risk mitigation.

Site-wide MEP designs were developed to support upgrades across:
Guest bedrooms and suites
Public areas including reception, lounges and restaurants
Spa and leisure facilities
Back-of-house and service areas
Designs prioritised guest comfort, acoustic control, air quality and discreet integration — ensuring building services complemented the luxury interior environment.
A coordinated utilities masterplan was developed for the wider estate, reviewing electrical, heating, cooling, water, drainage and data infrastructure.
